    How I Represent New-Construction Buyers

    Builder & Village Match

    We narrow the right village and builder based on schools, amenities, HOA/CDD fees, and your timeline. Not every LWR builder fits every buyer.

    Contract Review & Lot Selection

    Builder contracts favor the builder. I review the full purchase agreement, addendums, change-order language, and warranty terms before you sign — and help you pick the right homesite premium.

    Design Center Strategy

    Design center selections are where builders make their margin. I help you prioritize structural options (worth it), avoid cosmetic upcharges (rarely worth it), and stay on budget.

    Construction Walks & Closing

    I attend the pre-drywall, pre-closing, and final walkthroughs with a third-party inspector. Florida builder warranties have specific timelines — I make sure you're protected.

    Important: Most LWR builders pay buyer's agent commissions — meaning you get full representation through the entire build at no direct cost. The builder's on-site agent works for the builder. I work for you.
